Langfold Developments is a Surrey-based property development company. We identify and unlock value in underutilised commercial and mixed-use buildings across Surrey and the South East of England. Our focus is commercial-to-residential conversions, Permitted Development opportunities and small-to-medium residential schemes.
Our background is in joinery, construction and property renovation. That gives us a practical understanding of how buildings are put together and how development projects are delivered, not just how they look on paper. We combine that hands-on knowledge with detailed commercial analysis, assessing each opportunity from acquisition through to delivery.
We concentrate our search within roughly 30 miles of our Surrey base. Working within that area, we build a detailed understanding of local markets, planning environments and property values. That knowledge helps us make informed decisions and respond quickly when an opportunity arises.
How we assess an opportunity
We assess risk, viability and delivery in detail, so our decisions are driven by evidence rather than optimism. If an opportunity does not meet our commercial criteria, we say so early rather than pursue it.
Founded on practical experience
Langfold Developments was founded by Joseph Beastall after more than 13 years running a joinery and construction business. Joseph knows what it takes to deliver a building, where projects run into difficulty, and where the cost and risk sit. That understanding shapes how every opportunity is judged.
We’re a growing company, and we are honest about that. Good development depends on assembling the right people for each project, so we work with a carefully selected team of experienced professionals: architects, planning consultants, surveyors and project managers.
